Note: The Swedish version of these terms is the legally binding version. This English translation is provided for convenience only. In case of any discrepancy, the Swedish version takes precedence.

1. Service description

BoKalk is a housing cost calculator operated by Hieratek AB (org.nr 559580-3429, postal address: Sätervägen 1A, 562 41 Taberg) that helps Swedish homebuyers calculate and compare housing costs.

BoKalk provides informational tools for comparing housing costs. The calculations do NOT constitute financial advice, mortgage advice, or legal advice. Always contact your bank or a qualified advisor before making financial decisions.

2. User requirements

The service is intended for persons aged 18 or older. No active age gate is applied, but by using BoKalk you confirm that you are at least 18 years old. You are responsible for the accuracy of the information you enter. See our privacy policy for information about how we handle your personal data.

3. Use

You may use BoKalk for personal use. Calculations are based on the information you enter and official data sources. Results are estimates and may differ from the banks' actual assessments and from the actual outcome.

4. Account and subscription

  • The free trial is linked to your account and can be used once.
  • Payment is handled by Apple App Store and Google Play respectively. Prices are displayed in the respective store.
  • The subscription renews automatically unless you cancel it.
  • You can cancel the subscription at any time via your App Store/Google Play profile. Cancellation applies to future periods.
  • No refund for a started period.

4.1 Right of withdrawal

Under the Swedish Distance Contracts Act (2005:59), you as a consumer normally have a 14-day right of withdrawal. You may exercise this right by contacting us or through the cancellation function provided by Apple App Store or Google Play.

For digital content not delivered on a physical medium, the right of withdrawal expires when you expressly consent to delivery commencing and acknowledge that the right of withdrawal is thereby forfeited (Chapter 2, Section 11, point 11 of the Distance Contracts Act). For subscriptions, cancellation applies to future periods — no refund is given for a period already started.

If you exercise your right of withdrawal, we will confirm receipt without delay.

5. Partner feature

A paying subscriber can invite one (1) partner to use the service for free. The partner then shares a household profile and joint properties with the primary subscriber. The partner's access is tied to the primary subscriber's active subscription.

6. AI services and availability

BoKalk offers AI-based extraction of property information as part of the service. We reserve the right to limit, temporarily suspend, or disable these AI services at any time — in whole or in part, for individual users or generally — in order to prevent abuse, fraud, overload, or security threats. Such measures do not affect other parts of the app. We endeavor to inform affected users in reasonable time, but may take immediate action if the situation requires it.

You are responsible for ensuring that material you upload to BoKalk — such as screenshots of property listings or prospectuses — does not infringe on third-party rights. BoKalk does not store images; they are processed temporarily in memory and deleted immediately after analysis.

7. Limitation of liability

BoKalk is provided "as is." We do not guarantee that the calculations are identical to the banks' assessments or that they correspond to the actual outcome. Hieratek AB is not liable for decisions made based on the app's output. Always use BoKalk as a complement to — not a replacement for — professional financial advice.

8. Intellectual property

All rights to the app, its design, calculation logic, and code belong to Hieratek AB and are protected by copyright and other applicable intellectual property law. You may not copy, distribute, or use the material without written permission.

9. Changes to terms

We may update these terms. For material changes, we will notify you in the app. Continued use after the change constitutes acceptance of the updated terms.

10. Governing law and disputes

These terms are governed by Swedish law. Disputes shall be resolved by Swedish general courts. As a consumer, you may also contact the National Board for Consumer Disputes (ARN), www.arn.se, Box 174, 101 23 Stockholm, Sweden.

12. Reporting illegal content

If you believe that content on BoKalk violates the law or infringes your rights, you can report it to [email protected]. In your report, please state: (1) what content is concerned, (2) why you believe it is illegal or infringing, and (3) your contact details. We process reports without undue delay and will notify you of any action taken.
